So, you have an office build-out project in hand, but you have no idea where to start?

Determine The “Test Fit”

The test fit process is an important first step in the office build-out process. It is also a crucial step in determining whether your new space will accommodate your company’s needs. This process involves building out some of the spaces you will be leasing so that you can see exactly how everything will fit together. 

This allows you to visualize your space and estimate the scope of construction that will be necessary. Once you have a test fit, you can determine if space will truly accommodate your company’s needs, and then you can make any necessary adjustments.

Determine the Design

Ideally, you should take the time to define what you want your space to look like. This should happen during the design phase of the build-out process before you sign the lease. 

You can also streamline this process by ensuring that all of your contractors and vendors are following a unified vision for your project. Besides picking out your office furniture, you’ll need to decide on the general color scheme and whether you would prefer a modern or more traditional look. 

Along with the aesthetic elements, you’ll also want to consider the layout. You must decide how you want your office space to function and how you want the space to flow from one room to another.

Bidding and Permitting

Once your contractor has come up with the construction drawings, they need to be validated by your area’s permitting office. After completion of this step, you will form the build-out team.

Construction

This is where the real change happens. This step varies depending on the space being renovated. The project can take anywhere between two-three weeks for renovating a small space and as long as a year for new build-outs. In the case of a build-out, the floor plan is designed to fit the space available.

  • Ceiling replacement or repair
  • Lighting 
  • Knocking down existing walls
  • Breakroom and restroom plumbing work
  • Millwork
  • Drywall and Framing

  • Mechanical System

After completing the construction process, the contractor will fit furniture, fixtures, and equipment (called FF&E) before the office is ready to move in. 

The Punch-List Document

After the construction is wrapped up, you will do a final walk-through, note down the irregularities in the design or constructional aspects (if any), and prepare a list, called the punch-list. 

Your build-out contractor must address these issues before receiving the final payment before space is deemed “fit” for moving in.
